Year of deliveries: Galeria CFL brings together CFL Incorporadora’s high-end portfolio
Boutique residential buildings, developments with international architectural signatures and apartments with more efficient floor plans are the main bets of the Rio Grande do Sul high-end real estate market for 2025. In this context, CFL Incorporadora stands out by offering projects for each of these trends.
The company has a complete portfolio of high-end real estate developments, with residential units from 85 to 500 square metres and commercial units from 70 to 1,030 square metres. The projects are at very different stages of construction, and some are scheduled for delivery in 2025.
Anyone wishing to see the developments up close can visit the recently opened Galeria CFL (Rua Pedro Ivo, 1,011 – Bela Vista, Porto Alegre). It is a space that brings together the developer’s entire portfolio, as well as detailed scale models. The venue also has a bar and parrilla grill to welcome clients.
– We were never fans of sales offices, because we know our client values privacy. So we used to serve them by appointment at our office. Drawing on international references, such as Tesla’s showrooms, we saw it would be interesting to have a space presenting all our products. That is how Galeria CFL was born. There we maintain exclusive service, one buyer at a time, and with highly trained people from the company to assist them – explains CFL Incorporadora’s general sales director, Rafael Starosta.
There, for example, it is possible to see in detail two residential developments announced recently. Galeria CFL is, in fact, located on the plot where one of them will be built. With almost 5,000 square metres in the heart of the Bela Vista neighbourhood, Tauphick Residências offers apartments of up to 348 square metres. It is a project with club-style condominium infrastructure, with a fitness space designed by Technogym and tennis and beach tennis courts.
The other launch is Alameda Jardins, which has units of up to 382 square metres and a project with the international signature of the architecture firm Arquitectonica – one of the most acclaimed in the world. The infrastructure also includes a fitness space designed by Technogym and tennis and beach tennis courts signed, respectively, by athletes Thomaz Koch and Alex Mingozzi.

Among the products scheduled for delivery in 2025, the highlights are:
● Dom Bela Vista – with one last unit available, of 209 square metres, located at the most desired spot in Bela Vista, next to Banca do Holandês, with high-end condominium infrastructure;
● Ícaro – units of 85 to 124 square metres in the Petrópolis neighbourhood, at the epicentre of the best conveniences and access routes. It is a project with a younger feel and contemporary architecture, with complete infrastructure and a rooftop offering an incredible view of the city;
● Casa Cabral – a modern project by architect Ronaldo Rezende preserving the historic house that will hold the development’s condominium infrastructure. A few units are still available, all of 200 square metres;
● Estância – with its last units for sale, all of up to 376 square metres, located on the most desired corner in the city and overlooking the Porto Alegre Country Club golf course.
CFL Incorporadora also has two projects aimed at the commercial market. These products gained more relevance with the return to
in-person work at a good share of companies – 35% of Brazilian companies require daily presence in the office, according to consultancy Robert Half. Both have complete infrastructure, plus conveniences and dining, bringing even more functionality, ease and value to the developments.
NL2800, for example, offers corporate units of 139 to 331 square metres and has a strategic location, at the corner of Avenida Nilo Peçanha, opposite Shopping Iguatemi. It is scheduled for delivery this year.
Country Tower, in turn, is a development bearing Arquitectonica’s signature and offering units of 75 to 1,000 square metres. The complex will have a dining square with high-end venues such as Eat Kitchen, Botega Maria and Olin, from the Manda Brasa group. In addition, the Te2 group will manage the rooftop operations, which will offer an incredible view of the area.
