Bernardes Arquitetura and CFL Incorporadora sign a luxury development in Florianópolis

A new real estate development promises to stir the luxury market of the Santa Catarina capital in the coming years, with a heavyweight signature and a very particular concept. The idyllic location could not be better: on the shores of Lagoa da Conceição, in Florianópolis, Canto da Lagoa will be built on land owned by businessman Pedro Sirotsky, who joined two partners – developer CFL and the firm Bernardes Arquitetura – to create Moradas do Canto, a condominium with the concept and atmosphere of suspended houses, ranging from 379 sqm to 628 sqm, with customised floor plans and plenty of shade and fresh water.
Sirotsky acquired the land in 1994, when he led Grupo RBS in the state. “We had been living in Floripa since 1988, on Avenida Beira Mar. Walking around the Lagoa, we came across this dream plot and it was love at first sight. Our house was completed in 1997 and we lived in it until 2018.” But what motivated the sale of the land? “Life is made of cycles. The family grew, the children grew up, the grandchildren arrived. Then came a good energy telling me it was time to change cycles. Talking with friends, I made the decision to open up the possibility of a new project”, confides the businessman, who will keep one of the units for personal use.

To the breathtaking location, add the signature of the project, in the hands of the renowned architecture firm headed by Thiago Bernardes. Among the challenges faced, perhaps the greatest is not altering the original landscape, minimising the impact on the topography, the vegetation and the view from the lagoon and its surroundings. To that end, the project sought to use materials whose meaning is tied to their function in the building: stone base volumes, exposed concrete on the beams and terrace edges, plus wood applied to the façade through brise-soleils, an element that warms the building and echoes the nature all around.


“In this way we sought to create a space with collective-scale areas while at the same time considering the individual privacy of each unit, as well as the greatest possible integration with the greenery and the lagoon”, explains architect Fernando Sunao, from the Bernardes firm.

The “suspended houses” solution arose from the wish not to replicate the multi-façade tower model. “We wanted something that gave everyone the privilege of their own view of the Lagoa, and for all the apartments to have terraces with access to the green area – some with a large garden – both at ground level and on the upper floors. Our premise from the start was not to have a condominium of apartments, but something closer to a village of houses amid nature”, explains Sunao.


Following the DNA that made the firm famous, each project is conceived and developed in a singular way, taking into account the characteristics of the site, the scale of the surroundings, the available materials and, in this case, above all, nature. In this way the integration between the building and its surroundings comes as a natural result, without ruptures, much like a good conversation. From this exchange emerge the horizontal planes, the contrast between solids and voids on the façades, the organic shapes, the volumes of the covered terraces and the glazed panels.
