Modern, sustainable complex attracts multinational and national companies to the SC-401
The purpose of builder and developer CFL, a benchmark for commercial and residential developments, is to prioritise quality of life, well-being and leisure in the daily lives of users and visitors.
For Celso Reffatti, portfolio manager responsible for the South region at Cushman&Wakefield, a multinational in the corporate real estate services sector and manager of Square, the development currently has 85% occupancy, with 75% of spaces occupied by companies in full operation and 10% by companies carrying out fit-out works, which will soon begin operating at Square.
Celso explains that the main characteristics assessed in investors’ decision to choose Square are: the location, on the best technology corridor in Florianópolis, combined with its modern and functional infrastructure, blended with a large green area and a wide range of services, which provides complete comfort, quality and practicality in the daily life of the companies and occupants established at Square. “This is the largest One Stop Way complex in southern Brazil, where you can do business, use services, enjoy time with family and make the most of moments of leisure and well-being”, he says.
For him, there are two types of Square owners: those focused on investment, who lease their units, and others who buy for their own use, to set up their company. “The companies occupying the largest area at Square are from the medical and health segment, professional services, law and technology, followed by companies from various other segments, enabling extensive networking within the development”, he highlights.
The manager notes that, counting employees of the occupying companies and visitors, more than 10,000 people circulate through the development every month, considering access through the towers’ turnstiles. “We are not counting here the Mall’s public, whose access is free. In October, the car park, for example, had 39,247 vehicle entries”, he points out.
It is worth highlighting that Square’s Events Centre is complete and has a large auditorium, fully equipped meeting rooms, a videoconference room and a podcast room. “The space provides comfort and practicality for owners to hold their events and also serves the external public and the city’s important events”, he stresses.
In addition, Square holds internal events that seek to add networking moments and celebrations, such as Square SC Meetup, Square SC Summit and others of a more relaxed nature, held in the outdoor areas.
“Other features of the development sought by large companies that have established themselves at Square are the helipad, the wide green areas with a lake, trail, hammock area, outdoor meeting rooms and the sustainable proposal, which includes photovoltaic energy generation, a waste recycling plant, a sewage treatment station, rainwater reuse and a charging station for electric vehicles”, he adds.
