Developer prepares new building at the Country Club and its largest launch on the site of a former hotel in Jurerê
A Porto Alegre developer, CFL Incorporadora is preparing two major real estate launches for 2023. They were detailed during the column’s visit to the company’s headquarters, where it was welcomed by CEO Luciano Bocorny Corrêa and Sales Director Rafael Starosta. One is in Rio Grande do Sul and the other in Santa Catarina, where the company has been operating for 20 years.
The first is Alameda Jardins Residência do Golfe, which will stand next to the clubhouse of the Porto Alegre Country Club. The area already holds two other CFL projects, one residential and one commercial. The second development to be launched is JPH, in Jurerê, a coveted area of Florianópolis (SC). It will be the development with the highest sales value estimated by the company, at R$ 1 billion. The site covers 21,000 square metres and faces the sea. For many years it was home to the Jurerê Praia Hotel. Corrêa points out that both developments were designed by the American architecture firm Arquitectonica.
– We want to generate value in the neighbourhoods where we operate. The high-income market is driven by desire, not by need – says Corrêa.
– Clients have to see the opportunity, they need a distinctive project. They already live very well, so they see the chance and take an “upgrade” – adds Starosta.
In recent quarters, CFL has maintained average monthly sales of R$ 42.8 million. So far, it is up 40% on last year. The developer’s financial investment in the two new projects has not been disclosed, but the total sales value (VGV) adds up to R$ 1.6 billion.
On what the pandemic changed in new real estate projects, Corrêa highlights the electric car. According to him, a charging space has become a necessity in high-end developments. And more than one will be needed. He also mentioned a storage room for delivery goods and a family living room in the apartment, now that more people are at home.
