Corporate development is a milestone in the growth of the SC-401 in Florianópolis

Ten years ago, when the company invested in building Square Corporate on the SC-401, the highway was predominantly a through route between the neighbourhoods and beaches of the north of the island and the capital’s downtown. “We were visionaries in creating Square, because our purpose was to leave a legacy for the city”, says Luciana Detoni, the developer’s Project and Product Director and the person responsible for coordinating the 30 teams involved in developing the project at the time.

However, after Square was built on the SC-401, all the areas near the commercial development began to be positively impacted, considerably increasing the region’s development, as well as attracting high-net-worth investors from other Santa Catarina cities, from other states and even from abroad.

Unlike commercial developments in other Brazilian capitals, Square Corporate was planned so that its horizontal architecture interacts harmoniously with the exuberant nature around it. Because of that, its built area occupies only 30% of the plot’s total area, providing open spaces for breathing room and connection with nature for the people who work there and for those who visit and use the space.

“Professionals who invest in Square want to feel they are working in Florianópolis and can enjoy the natural beauty of the place and the well-being that this contact provides. Unlike the saturated business districts of big cities, which negatively impact professionals’ health. I myself, between one meeting and another, look out of my office window and contemplate nature; that is quality of life”, points out Luciana, who works in the office of CFL, at Square.

Luciana explains that the development prioritises the movement of people over vehicles; that is why the car park, with a thousand spaces, is located beneath the buildings. “We decided not to enclose the access areas from one building to another, so that people can feel the day-to-day weather and, in this way, provide a sense of integration with nature”, she notes.

Other distinctive features of the development are the social areas and the wide avenues, which allow the circulation of both pedestrians and vehicles, as well as the variety of services available, which make life easier for those who work there. “My weekly routine takes place at Square, from Pilates classes to the beauty salon and shopping at the supermarket. I also have lunch around here, without needing to take the car, which is very practical”, she assesses.
