The 10 most desired commercial buildings in Porto Alegre
The 10 commercial addresses most desired in Porto Alegre are on or very close to Carlos Gomes and Nilo Peçanha avenues. Rents range from R$ 75 to R$ 120 per square metre, according to a survey by Cushman & Wakefield. Across the capital, Fipe puts the cost of commercial rental at R$ 32. The condominium fee at these most valued addresses, meanwhile, ranges from R$ 13.87 to R$ 26 per square metre, according to the survey sent to the column.
According to the regional manager of the real estateconsultancy, Celso Refatti, setting up in these locations is part of building a business’s credibility, as well as seeking connections between professionals. The 10 commercial buildings on the list house the regional offices of major multinationals and the headquarters of some of Brazil’s largest companies. Refatti also notes that access is easy to Salgado Filho Airport or for those coming from the highways linking Porto Alegre to the interior. There is also the proximity of residential neighbourhoods.

In the first half of 2025, Porto Alegre should receive another major development: NL 2800. Located where Avenida
Nilo Peçanha meets Shopping Iguatemi, the CFL Inc. complex will have a commercial tower; a residential tower, 95% already sold, with
