Projects with shops, corporate tower, hotel and dining
The area of Nilo Peçanha and Carlos Gomes avenues forms the T Axis for one of the largest players in high-end construction, with a package of new developments already under way or partly entering production soon.
The perimeter covers the area from Iguatemi Porto Alegre to the edges of the Terceira Perimetral, a stretch that includes Avenida Carlos Gomes and its surroundings, involving the Três Figueiras, Boa Vista and Bela Vista neighbourhoods. Others are influenced, but the corridor of major projects lies in these neighbourhoods.
“The city’s 10 leading commercial towers are on this axis, and the six new towers under construction will be too”, says Luciano Bocorny Corrêa, CEO of CFL. But what already had a concentration of value will gain more status and undergo a literally stunning transformation in four to five years, the completion horizon for the projects. Two CFL projects alone, with residential and commercial/services components, add up to a Total Sales Value (VGV) of R$ 1.32 billion.
“The area has a high concentration of income and will continue to attract more people”, bets the CEO.
In addition to a portfolio of apartments, penthouses and houses, with unit prices ranging from R$ 5 million to R$ 10 million, there is a variety of commercially oriented operations, including corporate towers, space for shops and exclusive restaurants, and a hotel, a facility that will be part of the NL 2800 complex, at the corner of Nilo Peçanha and Avenida João Wallig, next to Iguatemi.
The ground floor will have retail. One of the units will be a food and drink emporium. The area is part of the subdivision of the Country Club mega-plot, which opened up space for other developments.
“We will have a super-exclusive hotel operation, with 84 units, an international brand, with rates above R$ 1,000 a night. Corporate clients complain that a facility of this level is missing in the area”, comments Corrêa.
The brand is still being kept under lock and key. “There will be distinctive hospitality. What the Plaza São Rafael was at its peak”, says the CEO, citing the hotel group in the Historic Centre.
The connection between housing and services seeks to meet the demand of the population and what it increasingly looks for in this rising high-end area.
“Companies want to be where people are and they are increasingly on this T axis, which is the future”, projects the businessman.
From CFL itself, which combines, beyond the high standard of residential units with equally high acquisition value, dining operations never seen before in the Porto Alegre market, packaged with a construction design conceived by a marquee name of international architecture.
All of this will be in Country Tower which, incidentally, is already being built on an area that belonged to Grupo Zaffari’s land bank. There will be 144 commercial units in the mega-tower, on Avenida Marechal Andréa, almost at Nilo, with 15 floors.
The ground floor will have three restaurants forming the Dining Square, with venues already confirmed from Eat Kitchen, Bottega Maria and Olin (Nilo, backwards), from the Manda Brasa group.
At the top, the rooftop will be operated by Grupo Te2, owner of restaurants such as 300, Provocateur and Mesa. CFL’s developers point out that the project follows a trend of major urban centres such as New York, Paris, London and Miami.
There will be 750 square metres of rooftop, with a Porto Alegre skyline.
Country Tower was developed by Arquitectonica, one of the largest and most awarded architecture firms in the world, which also signs the development’s residential towers.
“We won over Bernardo Fort Brescia, one of the greatest architects in the world, to conceive an innovative project with transformative potential”, says Corrêa.
The tower has a design that promises to make an impact through its curves, with ellipses from one end of the building to the other.
Sales on the so-called T Axis are accelerating
Everyone who can wants to be on Nilo Peçanha. The developments’ attributes speak for themselves, with no need for marketing strategies. Just look at the results.
NL 2800 has 95% of its units sold, and Country Tower, launched in August, is almost 70% sold. Another CFL project connected to the T Axis, but residential, Tauphick, in the heart of Bela Vista, sold more than 30% of its 46 units in four weeks.
Country Tower is the showcase of everything CFL believes can be delivered in the area. The developer’s CEO, Luciano Corrêa, highlights the position with international architecture and views over the Country Club grounds.
Up to the eighth floor there will be auditoriums, meeting rooms and units for smaller companies and independent professionals. From the ninth to the 15th floors there will be corporate operations.
“We created a product mix”, explains the CEO.
The project provides for a landscaped area with public access, where exclusive dining names will be located. Corrêa says, provocatively: “We will have the view over the 55 green hectares of the golf course”.
